DENNIS – Housing Assistance Corporation and POAH Communities, the partners developing the Melpet Farm Apartments, will hold an information session on April 29 about the units and the lottery process for the rental units in the development.

Applications for the lottery are now available.

Melpet Farm Apartments will contain 20 townhouse style, affordable apartments which will be available to residents at or below 60% of Barnstable County’s area median income.

An additional seven units are set aside for incomes that are at or below 30% of area median income. These units will be covered under a Project-based Section 8 contract.

Applicants facing homelessness or at the risk of being homeless will be given priority and are strongly encouraged to apply. These seven units will not be included in the lottery and applicants interested in applying for these units need to contact POAH Communities at www.melpet-farm-apts.com or 617-261- 9898 to be placed on the wait list.

The income levels that residents need to meet for the 20 units are determined by household size. There will be six 1-bedroom (includes one accessible unit), eleven two-bedroom and three three-bedroom apartments.

The site will contain 64 outdoor parking spaces (approximately 2 per unit), on-site laundry, and community room and management office. Rents include heat and electricity.

Melpet Farm Apartments is conveniently located in Dennis steps away from schools,  shopping and public transportation.

The rental units, primarily townhouses, and are designed around a common green. There is a mix of one, two and three bedroom units housed in eight farmhouse-styled buildings.

The units contain amenities including modern kitchens with dishwashers and microwave ovens.  Units have closets and out of unit storage.

The property has a Property Manager, a part-time Resident Service Coordinator and a maintenance superintendent. The properties are managed by POAH Communities.

An information session about the apartments will be held at the West Dennis Graded School on School Street on April 29.

In order to qualify for the lottery, the maximum gross annual income limits based on household size are for one person, $36,780; two people, $42,000; three people, $47,280; four people, $52,500; five people, $56,700; and six people, $60,900.

The minimum gross income limit to afford monthly rent are $26,310 for one bedroom; $32,310 for two bedrooms; and $37,200 for three bedrooms.

Applications can also be picked up at Dennis Town Hall, Dennis Senior Center, all Dennis libraries and Housing Assistance Corporation in Hyannis.

The application deadline for the lottery is Friday, June 12 at 5 p.m.

The anticipated move-in date for those selected for the apartments is in September.
