Cape Cod Commission Approves Increased Regulatory Authority for Barnstable

BARNSTABLE – The Town of Barnstable now has greater regulatory authority over large-scale business developments after a decision by the Cape Cod Commission.

The commission voted unanimously earlier this month to raise the town’s Development of Regional Impact thresholds.

Through its Regulatory Program, the Cape Cod Commission reviews projects that present regional issues including water quality, traffic flow, community character, affordable housing, open space, natural resources, and economic development.

The Commission’s regulatory powers are well defined and generally limited to reviews of large-scale developments, or DRIs. The Commission’s regulations supplement local authority throughout the 15 towns of Barnstable County.

“What we were proposing was to look at these thresholds in our industrial park area and commercial areas which basically fall around Route 132, Bearse’s Way and Route 28,” said Mark Ells, the Barnstable Town Manager.

The town will now have the authority to regulate up to 20,000-square-foot developments in three commercial areas, along with up to 40,000-square-foot developments in Independence Park.

The DRI threshold increases will be reviewed by the Barnstable County Assembly of Delegates, but no further action is required.
