Falmouth Zoning Board to Approve Nautilus Housing Project

FALMOUTH – The future for the site of the former Nautilus Motor Inn and Dome is clearer after actions taken by the Falmouth Planning Board and the Falmouth Zoning Board of Appeals.

Last month, the planning board approved a site plan for 43 residential units at the property and the zoning board voted to draft a positive decision for the project.

The proposal would construct 39 market-rate units with four affordable units.

Representatives from Woods Hole Partners LLC went before the zoning board last month to ask for a special permit for the project.

The zoning board had earlier expressed concerns regarding the use of the dome.

“We are not looking for an intense use,” said Robert Ament, an attorney for the project.

“We just would simply like to have a little bit of discretion in talking to other non-profits.”

Project attorneys said there are limitations for the Dome building due to a lack of parking and sewage capacity.

There are only eight parking spaces designated for the dome on the project plans.

Ament said the dome building would also not be occupied for probably the next three or four years.

“It’s tough to line up exactly what it’s use would be, other than for the residents of the condominium,” Ament said. “But we would like a little bit more flexibility.”

Project Attorney Kevin Klauer said the company hopes to begin construction as soon as possible. The project would be completed in phases and is expected to take up to four years.

The project still requires approval from the Massachusetts Historical Commission, the Falmouth Historical Commission, and town boards.
