Developer to Demolish Deteriorating Buzzards Bay Building

BUZZARDS BAY – A local developer who plans to purchase a building on the west end of Main Street in Buzzards Bay plans to demolish the structure.

Vincent Michienzi is planning to buy the property at 95-97 Main Street and said at this point his only plan is demolition.

The move came after Michienzi accused Bourne officials of fraud when the property’s real estate assessment more than doubled, jumping from around went $300,000 to over $600,000.

In an April 30 Bourne Board of Selectmen’s meeting, Michienzi informed selectmen of his plans to buy the building from another local developer, Ryan Correia. The building’s assessment was knocked down to $310,000 as a result of the meeting.

“We’re going to give the tenants, if it’s okay with this board, two months to get out. There are two small children that live in the building. And then we’re going to rip it down,” Michienzi informed selectmen.

“We will not be building anything until everything is finalized with the planning board. It might be a big parking lot, it seems the money is in parking,” he said jokingly.

Michienzi accused selectmen of fraud based on the motivation to avoid federal renovation regulations of the deteriorating building. Federal law states that if maintenance and improvements to a building is higher than its market value it must be brought up to current standards.

Planning Board Chairman Elmer Clegg laid out the concerns of the board, stating that the demolition of the building is “a move in the wrong direction.”

“Let me give you a planning board perspective of downtown. One of our major targets for the downtown district Main Street area is mixed-use,” said Clegg.

“If Mr. Michiezni proceeds to demolish that building, that’s one less mixed-use facility we will have. I think that’s a move in the wrong direction.”
