Cape Cod Real Estate Sales Volume and Value Down Slightly in November

BARNSTABLE – The Barnstable County Register of Deeds reports that real estate sales volume and the median individual property sale value were down slightly in November, but year to date numbers remain strong.

The volume of sales was down 0.8 percent from November of 2016 with an increase in total value of 3.9 percent from last year.

“We were literally down 5 fewer deeds than we had a year before and 4 of those deeds were foreclosures,” said John Meade, the register of deeds.

The median individual property sale value was down 1.4 percent from the previous year at $355,000. The median sales value was also down 4 percent from October.

“All in all, not a bad month,” Meade said. “Pretty much even with a year ago and our sales to date remain pretty good. We’re up almost 3 percent for the year and pretty consistent.”

For the year to date, volume of sales is up 2.8 percent, total value of sales is up 4.6 percent and the individual sales value is up 2.9 percent.

“Nothing spectacular but solid and on the right side of the ledger so to speak,” Meade said.

There was a 17.7 percent decrease in the volume of mortgage activity from November 2016 levels. The mortgage volume is down 8.5 percent for the year to date.

“We’re down overall in our mortgage volume compared to last year and that’s probably a result of a slight uptick in interest rates,” Meade said.

Meade does not believe there is a lot of activity of people and families looking for homes at this time of year due to the holidays.

“We are going to be heading into our slower period – January, February and March, but things pick up significantly later in the spring,” Meade said.

There were 14 foreclosure deeds in November, which was 4 less than during the same period in 2016. There have been 227 foreclosure deeds in 2017, which is down 7.7 percent from last year.
