Real Estate Sales Volume, Value Continue to Rise

house for saleBARNSTABLE – The Barnstable County Register of Deeds reports a strong month of October for real estate activity as sales volume and value continue to rise.

The volume of real estate sales was up 1.5 percent from October of 2015 and the total value of sales was up 9.3 percent over last year.

The median individual property sale value was $360,000, which is at least a 12 month high and 6.7 percent above the previous October.

“It’s the highest we’ve seen in a while,” said John Meade, the register of deeds. “Things are picking up and I’m hearing sort of anecdotally that there’s a lot of activity out there in terms of that range in the market, too.”

Meade said the figures were not boosted by major commercial sale.

“These were residential deals for the most part and some on the high end, but just a good level of activity,” Meade said.

October saw a 22.3 percent increase in the volume of mortgage activity from the previous year’s levels.

For the year-to-date, volume of sales is up 11.1 percent, total value of sales is up 14.1 percent, individual sales value is up 2.6 percent and mortgage volume is up 9.6 percent.

The number of foreclosure deeds increased from 14 in October of 2015 to 24 last month, or a 71 percent increase. They are up 87 percent for the year-to-date.
