BARNSTABLE – The latest real estate numbers for Cape Cod have been released by Register of Deeds Jack Meade.
Meade says both volume and value took a dip compared to last September but he’s not overly concerned.
“Not too bad. With all things considered, it was a pretty good month. Obviously not as strong as we would like it but last September was a really good month,” he said.
In comparison to September 2013, the volume of real estate sales was down four and a half percent but the median value slipped only about a half a percentage point.
The volume of local real estate was down in September 2014 from September 2013 by 4.5 percent and hte total value of sales waas down 3 percent from the previous year.
The median individual property sale value was down .4 percent from the previous year.
There was an 11.6 percent decrease in the volume of mortgage activity from September 2013 levels.
Year to date, the volume of sales is down .9 percent and total value of sales is up 5 percent. Individual sales value is up 2.4 percent and mortgage volume is down 39.4 percent.
There were 609 deeds recorded at the Barnstable Registry of Deeds in September 2014 with stated sales values above $50,000 representing a stated value of $295,393,590 in county-wide real estate sales.
Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in September was $329,000.
There were 979 mortgages recorded with values above $50,000 in September with a total value of $303,363,089. The median mortgage amount, commercial, residential or other, was $216,000.
By way of comparison, there were 638 deeds recorded at the Barnstable Registry of Deeds in September 2013 with stated sales values above $50,000 representing a stated value of $304,548,997 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in September was $330,426.
There were 1,108 mortgages recorded iwth values above $50,000 in September with a total value of $335,976,910. The median morgage amount, commercial, residential or other, was $221,075.
