FALMOUTH – The Zoning Board of Appeals in Falmouth is looking for a developer to downsize its proposed affordable housing project.
Architect Randal Lilly recently provided details to the board on the proposed 28-home Little Pond Village at Falmouth Heights.
Homes would be 1,700 square feet with three bedrooms and 2.5 baths on lots averaging 4,000 to 5,000 square feet.
Twenty-one of the proposed homes would be market rate, around $580,000, with seven homes labeled as affordable at a cost around $220,000.
“Some of the home would have front porches and some of wouldn’t,” Lilly, with the Reading-based Aspen Group, said. “We are trying to mix up the architecture so they all don’t look the same.”
The homes would also have fenced in backyards.
Zoning Board chairman Kenneth Foreman is asking the developers to scale back the proposal.
“A big concern, clearly, is density,” Foreman said. “I would ask you to consider whether there might be a way to reduce the density and come to the next hearing prepared to talk about that.”
The next hearing is March 15.
The homes, which will be saltbox or Cape-styles constructions, are being planned for a site on about 5 acres off Worcester Court Road. A new road is being planned by the developer to run parallel to Alma Road.
All the homes would also be hooked up to the new Little Pond sewer system.
Local neighbors also disagreed with the claims of the developer that the homes would fit the character of the neighborhood.
Residents opposed to the project also believe the density of the project would ruin the look of the neighborhood.
