It sometimes happens that a grandparent, aunt, cousin or other family member on Cape leaves a home to relatives who live too far away to fully enjoy the playground that is Cape Cod, and find themselves in a position where it makes more sense to sell than to keep it. “My family owns a local alarm company, so I have been in security all my life,” Mary said. “We’re used to caring for homes and looking out for our client’s best interests. If I am hired to sell your home, I will get it ready for sale. This may include hiring a cleaning company or having the home staged. Then I’ll do periodic security checks on the home to make sure the pipes aren’t broken, the heat’s ok, there isn’t any water flowing or that there haven’t been any break-ins. We make it part of a rotation.”

All paperwork for an off-Cape sale is completed in the same way on-Cape sales are – via a secure server. If a showing is scheduled, Mary will make the owner aware in whichever way they prefer – text, email, or phone call.

“I was raised in the security business so, to me, I feel that the less people who know the property is going to be vacant at any time, the better. When I leave a house, it’s locked. Making sure of that is respectful of the homeowner. They should be aware of who is coming and going at the house at all times. I prefer to do this myself, while some agents will outsource that responsibility.”

Mary always used lock boxes for key control. “You give me one key, and that’s the only key I use,” she said. “If you have a contractor coming and give them the lockbox code, which happens often, you let me know when the contractor is finished and I will change the code and let the client know what it is.”

Working with a lot of contractors, Mary always checks in to make sure the job is getting done. She does a sweep of the home at the end of the day to make sure nothing has been left behind that shouldn’t be, and that nothing has been disturbed.

“I have one contractor I use who does his own sweep of all jobs on his properties, and I still do a sweep as well. I’ll also let people in who need to get in, if the client wants me to.”
